Auction to be held at Sullivan & Son Auction and Events Center, 8 miles south of Carthage on 336 Expressway.

 

LOCATION & GENERAL INFORMATION - Tracts 1 & 3 are located in the Southeast Quarter of Section 2 of Harmony Township, Hancock County, IL. Tract 2 is located in the Southwest Quarter of Section 1 of Harmony Township, Hancock County, IL. From Carthage, take IL 336 east 1½ miles to Road 2200E, then 3½ miles south and 2 miles east (1150N-2400E) or from the corner of IL 336 and the Bentley Blacktop, go 4 miles east on Road 1000N, then 1½ miles north. Tract 1 contains 20 surveyed acres and consists of approximately 12 acres of level Ipava and Clarksdale soil and 8 acres of gently rolling Fishhook and Greenbush soils. Access is by roads on the north and east sides of this property. Tract 2, which contains 4 surveyed acres, is mostly tillable and is located across the road east of the southeast part of Tract 1 and is rolling with Fishhook, Clarksdale and Lawson soils. Access is by Road 2450E on the west side. Tract 3, which contains 5.29 surveyed acres, is mostly wooded with a few acres of open tillable land. It is located south of Tract 1 and across the road west of Tract 2 with access by Road 2450E. These well located tracts of land offer some good tillable farmland as well as great building sites on a blacktop road a short distance from Carthage, IL. They sell subject to a 50-50 crop share lease for the 2016 farming season.

METHOD & TERMS OF SALE - Each tract will be sold on a price per acre basis with the exact acres to be determined by a survey which will be completed prior to auction. Ten percent of the bid price to be paid on the day of sale with the balance due on or before July 15, 2016. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2015 real estate taxes due in 2016 will be paid by the Seller with the 2016 and all subsequent taxes being the responsibility of the Buyers. Immediately following the auction the Buyers shall be required to enter into a written purchase agreement with the Seller.
