AUCTION TO BE HELD ON-SITE AT THE SOUTH EDGE OF MARCELLEINE, IL ON HIGHWAY 96 (2 MILES NORTH OF URSA, IL)

7.24 acres more or less located at the corner of Adams County Road N2400th Ave and Highway 96 (south edge of Marcelline, IL) improved with the former Greenfield Elementary School Building. Title Insurance in the full amount of the purchase price to be provided by the seller. Customary prorations of real estate taxes, utilities, etc. apply. Immediately following the auction, the successful bidder shall be required to enter into a Memorandum of Sale. CONSTRUCTION:   Floors are concrete slab-on-grade, with resilient tile finish flooring on classrooms, corridors, and toilet rooms.

 

ROOF
CONSTRUCTION:   Original roofing is built-up type over 2" thick insulated composition deck on steel bulb tees supported by wood glue-laminated beams at 8'-0" c/c onto steel columns, Exposed construction, where noted in the schedule.

 

INTERIOR WALL
CONSTRUCTION:    Concrete block throughout.

 

INTERIOR FINISH:    Interior finish is non-combustible throughout, with solid core wood doors in metal frames. Cabinets and shelving work is of lumber construction.

WATER HEATERS:   Natural gas-fired State Turbo Model SBF x 100 gallon storage with burner capacity of 199.9 MBH firing rate, Relief valve is Watts No. M12 x 200 MBH piped down to the floor drain nearby.

 

INCINERATOR:        Natural gas-fired incinerator is Vulcanor Model V-50, with barometric draft valve on breeching to building flue, 150 MBH burner capacity.

 

ELECTRICAL
SYSTEM:                  Electrical service entrance is overhead buried to a pad-mounted transformer to building main disconnect switch for 1000 amp 120/208 volt, 3-Phase, 4-wire, main service located in Boiler Room.

 

EMERGENCY
LIGHTING:                Provided where indicated on the drawing, by self-charging dual-headed wall packs, where required by the Code.

 

PLUMBING:             Plumbing fixtures are adequate; sewage disposal system is a "Yeoman" complete package treatment plant. Modification and changes to this plant, in conformance with the State Public Health Office, have been completed.
