TERMS OF SALE - Each tract will be offered individually in the order listed. Ten percent of the bid price is to be paid on the day of sale with the balance due on or before March 23, 2017. Possession will be given at closing subject to a farm lease on the tillable acres of tracts 1 and 2. The Buyers of these 2 tracts will receive the cash rent payment of $220.00 per tillable acre. Title insurance will be furnished by the Seller. The 2017 real estate taxes due in 2018 to be the responsibility of the Buyers of tracts 1 and 2 and will be prorated to the date of closing on tracts 3 and 4. Immediately following the auction the Buyers of each tract will be required to enter into a purchase agreement with the Seller.
