GENERAL INFORMATION

The Kleinkopf farm is located approximately 3 miles north of Colchester, IL to Roads 500E - 1300N, then 1/2 mile east or approximately 5 miles west of Macomb, IL. It is in the Southeast Quarter of Section 25 of Hire Township, McDonough County, IL. The farm will be sold in 3 tracts with Tracts 1 & 2 containing some very good tillable rowcrop land and Tract 3 being mostly timber with excellent hunting. All 3 tracts will be surveyed prior to the auction with the exact acres to be posted on our website and announced on sale day. This farm sells with immediate possession including the 2015 farming season with the successful Buyers having permission upon payment of the ten percent Ernest Money to begin any field work if the weather permits. Prospective Buyers have permission and are encouraged to drive or walk over and inspect this property.

TRACT 1 - 40.56 surveyed acres with approximately 38 acres tillable. This tract of land is nearly all level tillable farmland with mostly Clarksdale soils. Access by Road 1300N along the south side.

TRACT 2 - 96.64 surveyed acres with apprx. 76 acres tillable. Majority is level tillable farmland with Clarksdale and Keomah soils. The north portion of this tract adjoins tract 1. Access is by Road 1300N along the south side.

TRACT 3 - 20.19 surveyed acres. This tract is mostly rolling timber with a few tillable acres suitable for wildlife food plots. It is a very nice smaller tract of land with abundant Wildlife as it borders a very large tract of Illinois DNR land.

METHOD & TERMS OF SALE

All 3 tracts will be sold on a price per acre basis with the exact acres of each tract to be determined by a survey which will be completed prior to the auction. Ten percent of the bid price to be paid on day of sale with the balance due on or before April 27, 2015. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2014 real estate taxes due and payable in 2015 will be paid by the Sellers with the 2015 and all subsequent taxes to be the responsibility of the successful Buyers.
