LOCATION & GENERAL INFORMATION
The Schmucker farm is located 5 miles east of Wyaconda, MO. From Kahoka, MO, take Highway 136 west 10 miles to Route A, then 5 miles south to Wyaconda, then east 4 miles and south ½ mile on Route W. Take gravel road east to Tract 1 or go south 1 mile and take gravel road east to Tract 2. It is situated in Sections 1 and 12 of Washington Township, Clark County, Missouri.
This farm, which contains 159 acres, will be sold in 2 tracts with Tract 1 being 89 acres of mostly open farmland, which is currently in CRP through 2017. This is a gently rolling, nearly all tillable tract of land. Tract 2 is 70 acres with over 40 acres of timber and the balance being in CRP through 2017. This is a very good hunting property with excellent Deer, Turkey and Small Game hunting and sells with full hunting rights at closing.
METHOD & TERMS OF SALE
Both tracts will be sold on a price per acre basis with Tract 1 being 89 acres (subject to survey) and Tract 2 being 70 acres (subject to survey). They will be sold individually and will not be combined. Ten percent of the bid price to be paid on the day of sale with the balance due on or before September 9, 2016 upon delivery of warranty deed. Title Insurance in the full amount of the purchase price will be provided by the Sellers. Complete possession, including full hunting rights, will be given at time of closing. The 2016 real estate taxes will be paid by the Sellers with the Buyers being responsible for all subsequent taxes. The Buyers will receive the final 2017 CRP payments. Immediately following the auction the Buyers shall be required to enter into a written purchase agreement with the Sellers.
