GENERAL INFORMATION

The Starman land is located approximately 4 miles south of Mendon, IL or 4 miles north of Quincy, IL. From the Junction of IL 336 Expressway and Highway 24, go 1 mile north to Road 1800N, then 1/2 mile west and 1/2 mile north. It is situated in the Northwest Quarter if Section 34, Mendon Township, Adams County, IL. The farm will be sold in 2 tracts with the successful buyers obtaining full possession at time of closing including farming rights for the upcoming 2015 crop season. There is a house and 1 acre out of tract 1 which is not included in this auction. Prospective buyers have permission and are encouraged to drive or walk over these two tracts for inspection.  Tract 1 contains 79 acres with approximately 70 acres of level to rolling farmland which contains Winfield, Bethalto and Menfro soils. There are several terraces and dry dams with risers. It is improved with an open front machine shed. Tract 2 contains 40 acres which is mostly rolling with approximately 30 acres tillable. Soil types on the tillable portion of the farm are Menfro, Drury and Winfield. This tract also offers some very attractive building sites.

METHOD & TERMS OF SALE

Both tracts will be sold on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before April 30, 2015. Title Insurance in the full amount of the purchase price will be provided by the Sellers. Full possession will be given at closing. The 2014 real estate taxes due and payable in 2015 will be paid by the Sellers with the 2015 and all subsequent taxes to be the responsibility of the successful Buyers. Immediately following the auction, the Buyers shall be required to enter into a written contract with the Sellers.
