LOCATION & GENERAL INFORMATION

The Epperson farm is located 2½ miles west of New London, Mo on Highway 19 to Otter Road, then ¾ mile south. It will be sold in 2 tracts with both tracts being situated in Spencer Township, Ralls County, MO, T55N-R5W.

Tract 1, which is in Section 14, contains 92.27 surveyed acres with approximately 69 acres currently enrolled in CRP through September 2020 with an annual payment of $98.00 per acre. The balance of this tract consists of approximately 23 acres of wooded draws. Otter Road borders the west end and part of the north side.

Tract 2, which is in Section 23, contains 80.67 surveyed acres with approximately 33 acres currently enrolled in CRP through 2020 with an annual payment of $98.00 per acre. The remaining 48 acres is rolling timber land with excellent deer and turkey hunting. Otter Road borders the west side and Tract 1 borders the north end.

Prospective buyers have permission to walk over and inspect both tracts. After depositing the down payments and signing the purchase agreements, the buyers will have permission to hunt the properties. There are no hunting leases on these farms.

 RURAL WATER IS AVAILABLE ON BOTH TRACTS

TERMS OF SALE

Both tracts will be sold on a price per acre basis. Tract 1 will be based on 92.27 acres and Tract 2 will be based on 80.67 acres. They will be sold individually and will not be combined. Ten percent of the bid price to be paid on day of sale with the balance to be due within 30 days. Title Insurance will be provided by the Seller. The 2017 CRP payments will be retained by the Seller and the 2017 real estate taxes will be paid by the Seller. Immediately following the sale of both tracts, the successful bidders shall enter into a written purchase agreement with the Seller. Said contract, which shall incorporate all of the terms of sale, may be inspected prior to the auction by contacting Seller's Attorney, John Briscoe at 573-221-0315. All announcements made at the auction supersede any prior advertising.
