TRACT 1 - 41 ACRES @ $3,100 PER ACRE = $127,100

TRACT 2 - 40 ACRES @ $3,700 PER ACRE = $148,000

TOTAL - $275,100

 

LOCATION & GENERAL INFORMATION - The Harman Farm is located 2 miles south of Industry, IL on Highway 67 to Inverness Road, then 3 miles east to Road 1900E, then 1/2 mile south (approximately 15 miles south of Macomb, IL or 17 miles north of Rushville, IL). Rd 100N divides the two tracts with Tract 1 being on the north side and Tract 2 being on the south side. They will be sold “Buyer’s Choice” with the successful buyer having the opportunity to take either or both tracts.

TRACT 1 - The Southeast Quarter of the Southeast Quarter of Section 30, Eldorado Township, McDonough County, Illinois. 41 acres with 15 acres of tillable row crop land containing mostly Clarksdale and Keomah soils. The balance is pasture and timber. There are a few older building improvements on the south side of this tract.

TRACT 2 - The Northeast Quarter of the Northeast Quarter of Section 31, Eldorado Township, McDonough County, Illinois. 40 acres with 20 acres of tillable row crop land containing mostly Rosetta and Keomah soils. The balance of this tract is timber with excellent hunting.

METHOD & TERMS OF SALE - This farm consists of 81 acres and will be sold in two tracts. The bidding will be on a price per acre basis with Tract 1 being 41 acres and Tract 2 being 40 acres. It will be sold “Buyer’s Choice” with the first successful bidder having the opportunity of selecting Tract 1, Tract 2 or both. Ten percent of the bid price to be paid on the day of sale with the balance due on or before December 2, 2016. Title Insurance in the full amount of the purchase price will be provided by the Seller. Possession will be given at time of closing. The farm sells clear of any farming or hunting leases. The 2016 real estate taxes due in 2017 will be paid by the Seller with the 2017 and all subsequent taxes being the responsibility of the Buyers. Immediately following the auction the successful Buyers shall be required to enter into a written purchase agreement with the Seller.
