The farm, known locally as the Forrest “Woody” and Mary Grove farm, is situated in Section 13 of Wythe Township, Hancock County, IL. Directions to the farm: from Hamilton, IL take Highway 136 east 3 miles to Road 1200E, then 4 miles south or from Basco, IL, take Blacktop 900N west 4 miles to Road 1200E then ½ mile north. It contains 128 acres more or less and will be sold in 1 tract. FSA figures indicate approximately 66 acres tillable. The balance of the farm is mostly timber. Road 1200E borders the west side. There are no building improvements on the property. The farm sells subject to a farm lease on the tillable acres for the 2017 farming season with the successful buyer receiving the cash rent for this year.

METHOD & TERMS OF SALE – The farm will be sold in 1 tract as 128 acres more or less. Bidding will be on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before May 29, 2017. Title insurance will be provided by the Seller. The 2016 real estate taxes, which are due and payable in 2017, will be paid by the Sellers with the Buyer being responsible for the 2017 and subsequent taxes. Possession will be given at the time of closing subject only to a farm lease on the tillable acres for the 2017 farming season.
