LOCATION & GENERAL INFORMATION: The Uhland Farm is legally described as the Northeast Quarter of Section 32 and the West Half of the Northwest Quarter of Section 33, Lincoln Township, Daviess County, MO. From the Junction of State Highway K and Ashwood Ave, at the Southwest corner of Gilman City, MO go 1-1/2 miles east. Gilman City is located 18 miles SE of Bethany, 19 miles NW of Trenton and 20 miles NE of Gallatin, MO. This farm contains 240 acres more or less with FSA figures indicating 228 acres tillable. Ashwood Ave. (E400 St) borders the North side and Road 302nd St borders the East end. It sells free of tenancy for the upcoming 2016 farming season with the successful Buyer, upon down payment at the auction, having permission to begin farming as weather permits.

This rolling, nearly all tillable farm has sufficient terraces and
dry dams with risers to greatly reduce soil erosion.

METHOD & TERMS OF SALE: Ten percent of the bid price to be paid on day of sale with the balance due on or before April 22, 2016 upon delivery of Deed. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2015 Real Estate taxes will be paid by the Sellers with the 2016 and subsequent taxes being the responsibility of the Buyer. Possession will be given at the time of closing. Immediately following the auction the successful Buyer shall enter into a written purchase agreement with the Sellers. A copy of said contract may be inspected prior to the auction by contacting Missouri Land Title Co. 660-425-3250. All announcements made at the auction shall supersede any prior advertising.
